More About The Market
If you moved to Hixson before 2023, you built your weekends around a short list. Greenway Farms for the dog. Northgate Mall for errands. Somewhere on Hixson Pike for lunch, probably the same place your neighbor recommended when you moved in. That list quietly rewrote itself between the spring of 2024 and the summer of 2026, and most people who live here haven't updated the map in their head.
This is that update. One thesis: the corridor between Hamill Road and Northgate Mall Drive now holds enough new ground to fill a full Saturday without repeating a stop from your old rotation.
The morning still begins at Greenway Farms. That part hasn't changed. What has changed is how residents use it, because the park rewards a longer visit than most people give it.
The 180 acres sit along North Chickamauga Creek off Hamill Road, about a mile east of Highway 153. The main path is asphalt or crushed rock, and six miles of trail branch off it in directions that most first-time visitors never see. Worth knowing before you park:
That last detail is the one Hixson residents most often miss. North Chickamauga Creek starts as Class IV/V whitewater on the Cumberland Plateau and flattens by the time it reaches the community, which turns the section around Greenway Farms into one of the easiest paddle runs in Hamilton County. The North Chickamauga Creek Conservancy keeps offices at the farmhouse, and Outdoor Chattanooga's fleet of canoes and kayaks lives in a barn on the property.
If you walk the paved loop clockwise from the Gann Store Road side, the trail bends around a peninsula the creek carves into a horseshoe. Halfway around, you hit an overlook above a flooded rock quarry originally cut by the TVA as a limestone source for Chickamauga Dam construction. A portion of the trail follows the old haul road. The water at the base of the quarry cliff is clear enough to see the walls dropping away.
There are people who have lived within two miles of this quarry for a decade and have never walked to the overlook. It is a fifteen-minute detour from the main lot.
Now the part most residents have not tracked. Between March 2024 and the middle of 2026, the stretch of Hixson Pike between roughly the CVS at Hamill and the Northgate Mall exit picked up a run of openings that would look unusual in any suburban corridor its size. A few are national names; most are first Tennessee locations for their brands.
| Spot | Where | Why it's worth a stop |
|---|---|---|
| Big Chicken | 5118 Hixson Pike, near Northgate Mall | Shaquille O'Neal's chicken concept picked Hixson for its first Tennessee location. Franchisee Jim Richards, who also operates Fiamma Pizza Co. and 13 Five Guys in the region, plans ten Tennessee stores. The Lucille's mac and cheese sandwich is built on Shaq's mother's recipe. |
| CAVA | 454 Northgate Mall Drive | The Mediterranean fast-casual opened in September 2024 inside Northgate Mall. The chain donated meals through Union Gospel Mission during training and raised funds for the Chattanooga Area Food Bank at its community day. |
| Hawaiian Bros Island Grill | Hixson, per Visit Chattanooga | Plate lunches, Dole soft serve, Spam musubi. Listed as coming soon on the city's tourism site. |
| 7 Brew | Hixson | Drive-through coffee, teas, and shakes. Also on the Visit Chattanooga coming-soon list. |
| Dixie BBQ | Hixson | Walk-up window and outdoor seating, focused on Southern plates. Onion rings and Texas toast get named by regulars more than the brisket. |
Two things this table hides that matter. First, three of these five are chains you would previously have driven to Hamilton Place or East Brainerd for. The Northgate corridor was, until recently, not on the shortlist for a new brand's Chattanooga-market debut. That has shifted. Second, the pace of openings within an eighteen-month window is faster than the corridor saw across the entire 2015-2022 stretch, when the shopping center around Northgate was widely written off as a slow-fade retail node.
Put the pieces together and the day writes itself. Park at the Gann Store Road entrance to Greenway Farms around 8:30, walk the paved loop out to the quarry overlook, cut down to the creek, and either turn around at the second parking area or keep going into the wooded single-track for another half hour. If you brought a boat, put in at the upper access and take out downstream at the farmhouse. You will be back at your car by 10:30 with an appetite.
From the Hamill Road exit, it is a five-minute drive to the Big Chicken at 5118 Hixson Pike. If the line still wraps the building the way it did on opening week in March 2024, keep driving another minute to Northgate Mall Drive, where CAVA sits inside the mall property. A coffee stop at 7 Brew on the way home closes the loop.
The whole route stays inside a three-mile radius. Total driving time, if you do it right, is under fifteen minutes.
Here is the part that residents who have watched this corridor for years are already thinking about. Northgate Mall spent most of the 2010s as the standard cautionary tale about mid-market enclosed retail. The reversal is not a story the mall itself has told loudly, but it shows up in the tenant mix. When Big Chicken's operator publicly chose the Hixson Pike frontage of Northgate over the higher-traffic Gunbarrel or East Brainerd corridors for a debut Tennessee location, that was a market read. When CAVA opened inside the mall property and made its community-day partner a Hixson-adjacent food bank, that was a longer bet than a typical chain lease.
Neither of those decisions was made by people guessing. Both were made by operators looking at rooftop counts, daily traffic, and the density of school-age households within a fifteen-minute drive. If you already live in Hixson, you are the reason those decisions penciled out.
If you have never put a boat on North Chickamauga Creek, the 2.5-mile flatwater run past Greenway Farms is the friendliest introduction to moving water in the county. The City of Chattanooga's parks page lists three canoe access points and a picnic pavilion, and the current is gentle enough that a beginner in a sit-on-top kayak can paddle upstream and drift back. Outdoor Chattanooga runs programming out of the barn on the property most months, worth checking if you would rather learn with an instructor than borrow a friend's boat.
Two hours on the water, thirty minutes at the quarry, and a Big Chicken sandwich by noon is the kind of Saturday that makes people forget they were about to spend the day driving to Chester Frost Park or the Southside for the third weekend in a row.
The corridor is still changing. Hawaiian Bros and 7 Brew are listed as coming soon on the Visit Chattanooga new restaurants page as of this summer, which suggests the openings are not finished. If you keep an eye on Hixson Pike between Hamill Road and Northgate Mall Drive over the next twelve months, you will likely see two or three more names show up.
That matters for reasons that reach beyond lunch. Corridors that add named brands at this pace tend to see the residential streets behind them get treated differently by buyers looking from outside the market. If you own a home within a mile of this stretch, the neighborhood you bought is not the neighborhood you own now. That is worth knowing, even on a Saturday when you are only trying to figure out where to eat.
